Sometimes a house has to be sold not because you want the highest price, but because you want the chapter closed. A private transaction, no For Sale board, no strangers in the hallway on a Saturday, no chain that collapses in month four.

When the property is part of a financial settlement, both sides usually want the same two things: a fair figure, and for it to be over. An open-market sale can drag on for six to nine months, and the price the estate agent quoted at the start rarely survives the process intact.
We provide a written offer that both solicitors can rely on. It doesn't move. That means the consent order or financial remedy can be drafted around a real number, not a hopeful one.
We speak to whichever solicitors you nominate, and only to them. We never discuss the price or the timing with one party without the other.
Relocation and emigration
A job in another city with a start date. A visa granted. A family move that has to happen in six weeks, not six months. An open-market sale doesn't run to your calendar; it runs to the calendar of the slowest party in the chain.
We complete on a date you choose. If you need to be out on the fifteenth, completion is on the fifteenth, or earlier if you prefer. If you'd rather rent back for a few weeks while you pack up, we can usually arrange that too.
If you're already overseas, everything can be handled remotely through your UK solicitor. You don't need to fly back.
How it usually goes.
- One call. Fifteen minutes. We ask what's actually needed by when.
- One visit. A single person, at a time that suits you. Not a procession of viewings.
- One written offer. Sent to you and, if you want, to your solicitor. It doesn't move.
- Completion on your date. Funds in the account you nominate.

If a settlement or a consent order is involved, take independent legal advice before agreeing anything with us. We will happily wait. A rushed decision at this point is almost always more expensive than a considered one.
