Things a landlord actually has to think about

Tenant in situ. We buy with tenants in place. You don't need to serve notice or wait out a fixed term for us. If you'd rather leave your tenant undisturbed, we can hold the property tenanted after completion.

EPC obligations. We take the EPC as it is. If the property is a D and your exemption's running out, that's our problem after completion, not something you need to spend on first.

Licensing. HMO licences, selective licensing schemes, additional licensing — we've worked through all of them. Send us the paperwork and we'll tell you where you stand.

Voids. Every month a rental sits empty is a month of mortgage and standing costs against nothing coming in. That's the arithmetic the calculator above makes visible.
