A lender's hearing, a bridge maturing, a trustee waiting, an auction contract counting down. What you need isn't the highest possible price. It's a written price, from a buyer with the funds, on a date that lands before the deadline. That's what we do.

Situations we handle every week

Mortgage arrears and repossession

If a lender has issued a claim, a sale that completes before the hearing changes the conversation. We work directly with your solicitor and, where you want, with the lender's recoveries team, so the date in our contract is a date they can see.

Bridging loan maturity

A bridge with weeks left on the clock needs a buyer who will actually complete. We buy with our own funds, without a chain, and we can meet a maturity date rather than a marketing timeline.

Bankruptcy and insolvency

We deal with trustees, IPs and official receivers directly. Valuation evidence, proof of funds, and a written offer that the creditors' meeting can rely on. No re-negotiation the week before completion.

Business cash flow

Sometimes the fastest route to solvent trading is to release equity from a property and get on with the business. One point of contact, a private transaction, and the funds in your account on a date you choose.

HMRC and other tax liabilities

Time-to-pay negotiations go better when the money is already on its way. A written offer, a proof of funds letter, and a firm completion date give HMRC something concrete to work with.

Auction purchase deadlines

You've won a lot and the twenty-eight days are running. We buy your existing property in parallel so completion on the auction contract isn't at the mercy of an open-market chain.

  • Proof of funds sent to your solicitor before you commit to anything.
  • Legal costs on our side. You are not out of pocket for the sale.
  • We speak to your lender, trustee or solicitor directly if you want us to. Nothing goes anywhere without your say-so.
