You don't need to clear the house. Not a single room. Not the wardrobe, not the loft, not the kitchen drawers. If it's still there on the day of the visit, it's ours to sort. That is the single most useful thing we can offer you.

Before or after probate

We can agree a figure before probate is granted and hold it open. Completion has to wait for the grant, but the offer is already in writing so you know where you are. If probate is already through, we can move at whatever pace the executors want.

The estate's timeline is the timeline

We don't chase completion. If the estate needs eight weeks to gather beneficiary signatures, that's eight weeks. If you'd rather everything moved quickly to close the estate, we can do that too. Say what suits and we'll work to it.

Contents left in place

Anything the family wants to keep, take out beforehand. Anything else — furniture, papers, photographs you're not sure about, full wardrobes — stays. We clear it after completion. If we find things that look important once we're in there, we set them aside and call you.

Multiple beneficiaries

Siblings, cousins, a spread-out family — we deal with one named executor and put everything in writing so it can be forwarded to everyone else without you having to re-explain anything. No pressure on any single person to make the decision alone.

One point of contact

The same person answers your calls from the first conversation to completion. You won't be handed round a team. If you live in Australia and the property is in Leeds, that's fine — we can do everything by email and post, and coordinate access with a local key-holder.

Executor pack

A single page you can forward to a sibling or a solicitor without embarrassment. It sets out how we work with estates, what we do about contents, and what the price guarantee means. Written to be read by someone who has never spoken to us.

Take independent advice from the estate's solicitor before you agree to anything. We'd expect you to.
